Is staging expensive?
The cost of staging is usually a very small part of what most owners will spend on readying their home for sale. The average home usually costs between $4000- $6000 with most clients finding they easily earn back this investment on sale day.
Do you own your own furniture and decorating items?
I use a mix of rental furniture and my own unique pieces to finish off the look of your home. This way, my stock doesn’t date and furniture isn’t tired and worn. It also allows me the freedom to change the style to suit your particular property.
What is the process for Home staging?
For vacant styling I can either provide you with a ball park quote based on the number and type of rooms you have and this will cover standard inclusions. I am happy to visit the property for a 20 minute consult if needed to look at the style of the building, measure rooms and pinpoint features to highlight. I can then provide you with an accurate costing to stage the home.
If you are staying in your home throughout the sales period, and/or using some of your own furnishings I offer a pre-sales consult for a fee of $250. This involves a one hour visit to your home to offer advice on the best way to present your property for sale. You can then choose to style yourself or you may like to still go ahead with styling and use this fee as a credit towards full staging.
Once you decide to go ahead, this is when I get busy sourcing furniture and soft furnishings to complete the transformation for sale time.
The staging period is for 4 weeks plus 2 weeks free of charge. I usually find this is ample time to have offers on the table, however, if you need more time on the market, you can extend on a weekly basis at a reduced rate.
What can I do to help achieve a quick sale for my home?
- Declutter – Get rid of anything you won’t need moving forward and I highly recommend storing the rest in short term storage.
- Clean, clean, clean! – A clean house always sells faster and that means screens, ceilings, door tracks, everything! One good clean should easily get you through to sale day but clean like you never have before.
- Don’t neglect the outside of your property – Make sure gardens are neat and thriving. Letter boxes should be well maintained and house numbers visible for open home days. Street appeal is very important. Hose down paths on open days, mow the lawns and have gardens well watered. Keep sheds tidy and pools sparkling clean.
- Fix up any niggly little repairs around the home. New buyers don’t want to feel like they have anything to do except move in.
- Finally, hire a Property Stylist and display your asset to its full potential.

Can I style the house myself but just get some advice?
Yes, certainly. I provide an “advice only” service where I visit your property with you for an hour and go through each room supplying you with the information and knowledge you need to style yourself. This service costs $250 for a one hour visit, and if you decide you would still like us to style for you, you can put this cost towards a styling package with us.
